Youthapong Charoenpan

The housing market was suffering from a period of weakness in 2007, after which residential supply was widely expected to drop. However, with the completion of Bangkok's Outer Ring Road in 2008, a new area for property development opened up, boasting convenient access by car to the city center.

The surge of interest in property development in Bangkok's northeastern suburbs led a large number of developers to take the plunge and compete for customers in an area that appeared to be showing a good deal of promise.

Quality Houses was among the companies looking to this increasingly accessible location. The company's Laddarom Watcharapol-Rattanakosin development has proven to be so successful, in fact, that the latest phase of the project is well underway and attracting plenty of interest.

Popular locations and a trusted brand
Thai property developer Quality Houses has built itself a good deal of renown in the real-estate business over the years. The company tends to build single, detached houses and residential condominiums for sale, as well as being involved in serviced apartments and office buildings (for rent).

The launch of its Laddarom Watcharapol-Rattanakosin housing project, which is estimated as having a market value of about two billion baht (US$58.7 million), has proven to be a great success through its 'Resort in the City' concept with prices starting from seven million baht ($205,113) per unit.

While there is strong competition in the area, Quality Houses believes that the designs available at Laddarom meet current consumer demand, while the company is also certain that the development will possess sufficient 'brand value' to continue to attract buyers.

The developer believes that the facilities compliment the lifestyle desires of would be owners, who tend to be those who see the advantage of living in a single house over a condominium unit. The project also boasts excellent transport infrastructure when compared with other locations and developments, including easy access to the expressway and the nearby ring road.

Meeting the needs of the market
Soaring oil prices and continuing political uncertainty have forced many developers of top-end Bangkok housing projects to slash their prices and reassess their business strategies.

Although many people involved in the real-estate sector try to ignore the reality, many publications and other forms of media have reported that a rapidly shrinking demand for homes has led to another oversupply, with many developers being forced to freeze their projects. At the same time, commercial banks, given the economic and financial situation, have become far more cautious about granting home loans (mortgages). Nevertheless, if developers can offer appropriate products that manage to satisfy the needs of consumers, the market is likely to continue to develop in a positive fashion. This has been the case with regard to Quality House's Laddarom Watcharapol-Rattanakosin project, and a new phase is set to be launched on August 30.

Hot properties and a 'Cool Party'
Houses in the latest phase of the project start at 7.99 million baht ($234,000), and members of the public are invited to head along to view them at a promotional 'Cool Party', scheduled for Sunday, August 30.

Each of the homes featured within the development are built in a Tudor-style design, boasting space of between 218-313 square meters. The developer refers to the project as being an 'urban resort', utilizing the concept of 'Harmony of Urban and Natural Life'.

Each house in this particular phase comes with its own Spa Pavilion, providing residents with the perfect setting in which to relax.

Safe and secure
Each house comes equipped with a magnetic sensor (on every door and window), as well as a shock sensor (fixed to the windows on the ground floor), which really ought to deter even the most adventurous would-be burglar.

The project itself also features a clubhouse, a swimming pool, a fitness center, a sauna, and a central landscaped garden.

As well as the security features just referred to, the project compound has a double security system, offering two 'layers' of security at the entrance – by means of a guest area and a residential area – providing residents with high levels of both security and privacy overall.
