Based on a large tract of land adjoining Harrow International School, which celebrates its eighth anniversary this year, Hyde Park Vibhavadee’s luxury homes offer a true sense of class, located alongside a charming 100-rai lake.

Lovers of water sports will be suitably impressed by the lake, where it’s possible to go kayaking, canoeing, or windsurfing. You won’t find noisy speedboats or jet skis here, though, since the developer is keen on preserving the area’s natural attractions, of which there are many.

Safe and sound
The homes, which start at 13 million baht (US$397,000) for a three-bedroom property, offer unparalleled levels of safety and security. This particular style of home provides 326 square meters of space on a plot measuring 76 square wah (304 sq m). It includes three bathrooms, a guest or study room, a living room, and dining room.

A path allows children to walk or be escorted directly to their classes at Harrow International School with the minimum fuss, saving mom and dad an often complicated and long-winded drive, according to Karen H. Theseira, Hyde Park Vibhavadee’s sales and marketing director.

And the transport situation is only likely to improve since the area will be served by an extension to the skytrain system (Red Line) to nearby Don Mueang over the coming years, according to Supaporn Vareekasem, a director of Hyde Park Vibhavadee.

Access to downtown Bangkok when driving by car on the expressway takes about 25-30 minutes, Supaporn said. Among the shopping attractions located near to the site are: Big C; Tesco-Lotus; IT Square; Future Park; Central Lat Phrao; and Major Cineplex Chaengwattana.
 

Investment potential
While a high percentage of residents have children attending Harrow International School or plan to send their children there, Supaporn said, there’s also an interesting leasing option that will certainly be of interest to investors. A typical lease might generate in the region of 100,000 baht per month, she said.

Parents are given first priority when it comes to leasing homes, since they may be relying on securing appropriate accommodation near to the school prior to their children’s successful entry.

While the project is clearly aimed at wealthier expatriates or Thais, they are still likely to appreciate the cost benefits and convenience of residing just a stone’s throw from their children’s school. Residents can also enjoy free use of the development’s impressive clubhouse and gym. The Infinity pool is already proving to be a hit with residents, Theseira said.

“With 65% of the first phase of houses sold, and the recent completion of the construction, the developer re-opens the remaining houses for sale.  Most of the buyers so far have been successful Thai Businessman or foreigners with an established business in the kingdom.”

While these luxury homes are continuing to generate a good deal of interest, Theseira says that a cap of 250 homes ensures that the sense of exclusivity will be maintained.

“This fairly low level of density means we can try and build a nice close community,” she said.

And judging from the developer’s efforts so far, according to this writer, this valuable pledge can be fully respected.
